Start built Nautisch NDSM on Amsterdam Marina

Together with BMB development (part of VolkerWessels and Altera Vastgoed we festively gave the go-ahead for the construction of Nautisch NDSM, located on the IJ at the NDSM wharf in Amsterdam on July 8th.
Nautisch NDSM consists of 268 apartments, an office building and commercial (plinth) facilities, a courtyard garden, a parking garage with 140 parking spaces and facilities for (public) bicycle parking. Kondor Wessels Amsterdam (also part of VolkerWessels) is responsible for the construction. The total plan is expected to be delivered in Q1 2024.
Nautisch NDSM will be realized along the new pedestrian promenade to be built on the Werfkade, between the Amsterdam Marina and the Werfstraat. The Nautisch NDSM building ensemble was designed by architect Liesbeth van der Pol van Dok architects from Amsterdam. The bustling atmosphere and rawness of the yard are reflected in the chosen architecture. A green inner garden forms the social heart of the building ensemble and offers space for residents to meet and relax. A special mural - a historic sailing ship - measuring eighteen by eight meters adorns the facade of one of the building blocks.

Building for the mid-rental segment
The construction of Nautisch NDSM is responding to the great demand for affordable housing. Of the total of 268 apartments, 181 rental apartments will be built, of which 157 apartments are in the mid-rental segment and 24 in the private rental sector. The owner of the rental apartments, Altera Vastgoed, has also acquired the commercial spaces below and 90 parking spaces.
Apartments for sale at the marina
The 87 owner-occupied apartments in Nautisch NDSM with living areas of 72 - 133 m2 are offered to the private market. These homes are located directly on the marina and the adjacent pedestrian boulevard. The first phase is expected to go on sale in the fall of 2021.
Sustainable energy generation and nature inclusive
The project scores high on the ladder of sustainable energy generation and nature-inclusive construction. An ATES installation and solar panels provide the apartments, office space, commercial spaces and general areas with energy, which means that Nautisch NDSM has a very low EPC value. Various measures have been taken around the buildings and in the courtyard garden that have an attractive effect on flora and fauna and respond to water absorption and heat resistance.
